What Is a Digital Twin — And Why Does Your Property Need One?
Before you commission a 3D replica of a building, it helps to know what a digital twin actually is and where it earns its cost.
A digital twin is a continuously usable 3D model of a real building, tied to real dimensions and real data — not a one-time render, but a spatial file you can walk through, measure, and hand to contractors, tenants, or buyers.
The idea comes from industrial engineering, where manufacturers built virtual copies of machines to monitor and test them without touching the physical version. Real estate borrowed the concept: instead of monitoring a jet engine, you are monitoring a floor plate, a facade, or a whole industrial park.
At the entry level, a digital twin starts with high-precision spatial scanning — laser or photogrammetry capture that records every wall, column, and service line to real-world scale. That scan is then layered with Building Information Modelling (BIM) data, so each element in the model is not just a shape but an object: this wall has a fire rating, this duct has a diameter, this beam has a load capacity.
What separates a digital twin from an ordinary 3D tour is that it stays useful after the sale or the leasing deal closes. A facilities team can query it to plan a renovation. A prospective industrial tenant can check clear height and floor load before ever visiting. A developer marketing a multi-unit project can let buyers "walk" units that are still under construction.
Digital twins make the most sense for assets where the cost of getting it wrong is high: large commercial buildings, industrial facilities, and multi-unit developments where dozens of stakeholders need the same accurate spatial reference.
