Commission structures are one of the least explained parts of buying, selling, or leasing property — here is how they typically work.

Brokerage commission is usually the first question buyers and sellers ask and the last thing anyone explains clearly. The structure is simpler than it seems once broken into sale transactions and lease transactions separately.

For a sale, commission is typically calculated as a percentage of the total transaction value — commonly in the 1% to 2% range in the Indian residential and commercial market, though the exact figure is usually agreed upfront between the broker and the client before a mandate begins. This percentage compensates the broker for sourcing pre-qualified buyers, managing viewings, and coordinating the transaction through to closing.

For a lease, the convention shifts to a flat reference point rather than a percentage of total rent paid over the lease term: one month's rent is the standard benchmark, again typically agreed before the search begins.

A well-run brokerage mandate usually bundles in more than just introductions. An exclusive "ready-to-sell" listing, for instance, often comes with a complimentary base-tier virtual tour included in the mandate — not billed separately — because it directly shortens the time to a serious, remote-qualified buyer.

For developers and promoters marketing multi-unit projects rather than a single property, the commission model usually shifts again, toward a project retainer: a recurring monthly fee covering ongoing services like VR showcase kiosks, dedicated landing pages, and lead-generation funnels, rather than a one-time percentage on a single closed deal.

The practical advice for anyone entering a brokerage relationship: get the commission structure, and what it does and doesn't include, confirmed in writing before the mandate starts — not after the first viewing.
